Liquidity: cash-to-close; reserves for monthly interest and project completion 

Net worth: for loans <$5 million: loan amount; $5 to $20 million: $5 million 

Seller notes or subordinated debt on case by case basis

First mortgage 

Must close in entity name 

DSCR in place doesn’t matter but 1.20X+ with agency debt assumption in 2 years
